San Felipe, located about 125 miles south of Mexicali on Mexico’s Baja Peninsula, has quietly evolved from a fishing village into a desirable destination for living, working, and retirement. With a year-round average temperature of 78°F, the town’s beachside setting and desert backdrop make it especially attractive to those seeking a laid-back lifestyle under the sun.
The local population of around 15,000 can swell by nearly half during winter months, as seasonal residents arrive from the U.S. Its proximity to the border makes travel and supplies convenient, while Baja’s relaxed policies for U.S.-plated vehicles add to the appeal for expatriates.
Fishing and tourism remain the heart of San Felipe’s economy, but real estate and eco-living developments are gaining momentum. Affordable plots of land attract buyers looking to build sustainable “off-the-grid” homes with panoramic sea and desert views.
Healthcare and daily amenities cater to both locals and expats, with basic clinics in town and advanced medical services available in Mexicali. Property prices, once high during the mid-2000s boom, have since stabilized, offering value for long-term buyers.
Today, San Felipe stands as a calm yet connected corner of Baja California, drawing retirees, investors, and adventurers who appreciate its desert calm, coastal charm, and approachable quality of life.
My Take…
San Felipe used to be a sleepy fishing town, the kind of place where time and tide both yawned. Now? It’s morphing into the Baja dream for sun-chasers and part-time philosophers who like their margaritas with Wi-Fi. Eighty-ish degrees all year, beach in front, desert behind, Mother Nature showing off again. Come winter, the population swells like Big Hair in the ‘80s as snowbirds zip down from the States.
